Only one unit size exists in both buildings — the 85 sqm 3 Bedroom. That's the only true head-to-head. Everything larger than that is a Shantung decision, because Taffeta has no 3BR above 85 sqm and no 4 Bedroom at all.
Every figure below is the lowest-priced available unit in that type, computed on the standard 12% downpayment term with the 1% discount and ₱30,000 reservation. Prices as of the DMCI pricelist dated 27 July 2026.
The head-to-head: 85 sqm 3 Bedroom
Same floor area. Same layout. Two buildings, two turnover dates — and that turnover date is what changes the monthly.
Shantung — 3 Bedroom
Taffeta — 3 Bedroom
That's the whole trade. Shantung hands you the keys in June 2027; Taffeta in August 2028. If you're moving in, Shantung. If you're stretching the cash flow and can wait another 14 months, Taffeta.
Bigger than 85 sqm? That's Shantung only.
Taffeta tops out at 85 sqm for a 3 Bedroom and has no 4 Bedroom. Three larger layouts exist, and all three are in Shantung — with three, three and five units left respectively.

Shantung and Taffeta are still under construction, so there's no finished unit to walk through yet. These tours were filmed in Alder Residences — DMCI's sister community across the same Acacia Estates township, built with the same unit layouts.
If you can put more down
30% downpayment earns a 4% discount instead of 1%. Same term length — the monthly goes up, the total price and the bank loan both come down.

On the 85 sqm Shantung unit the 4% discount saves you ₱363,720 off the price versus the 12% term, and drops the bank loan by ₱2.4M. Whether that beats keeping the cash is your call — I'll run it either way.
